What was wrong
Brown stain on the family room ceiling that came back every heavy rain, about six feet from the chimney.
What we found
The step flashing along the chimney had been caulked over instead of replaced. Water ran behind it and down the framing. The sheathing under it was soft.
What we did
Opened the shingles around the chimney, cut out the bad sheathing, installed new step and counter flashing set into the mortar joints, and reshingled the area.
How it turned out
One rain later, dry ceiling. The repair took one day and no tear-off was needed.

How soon can you come out?
For most inspections and estimates, within a few days. If water is coming into your house right now, call us — active leaks jump the line.
How long will the appointment take?
Plan on 45 minutes to an hour. We walk the roof, check the attic when we can, take photos, and sit down with you to go over what we found and the written price.
Do I need to be home?
Yes, plan to be there. Sometimes we need to get into the house or the attic to find the real source of a leak. Being home also means you hear the findings straight from us instead of a phone call later.
What if it rains on my job day?
We don't tear off a roof when there's a real chance of rain. We follow a rain-percentage rule: if the forecast shows a meaningful chance of rain during the day, we push the tear-off to the next good day. Nobody races a storm with a tarp on your house.
Before we come out
A few small things make the visit faster and easier for everybody.
✓Let your neighbors know the day before — ladders and a dumpster are easier when they expect it.
✓Move cars out of the driveway and off the street in front of the house.
✓Keep pets inside, and please clean up the yard first.
✓Trim bushes and shrubs back from the sides of the house so the crew isn't standing in them.
✓Take down yard decorations, statues, solar lights and anything fragile near the walls.
✓Clear a path to the attic or crawlspace — we may need to check underneath the roof.
