What this work looks like

Low slope rubber roof with a patched seam and a roof drain
Flat roof: seams and drains are the weak spots
White commercial flat roof with rooftop HVAC units and parapet walls
Commercial flat roof with rooftop units

Standing seam means the fasteners are hidden inside raised seams instead of driven through the panel face. No hole through the surface is the whole point.

What this material does well

  • No exposed fasteners in the panel face to leak
  • Sheds snow and rain well on low and steep roofs
  • Long life with very little upkeep
  • Works on porches, additions and whole roofs

Where it actually fails

  • Panels fastened with no room to expand, which oil-cans or buckles
  • Exposed-fastener panels sold as standing seam, where the washers dry out
  • Flashing at walls, chimneys and skylights done poorly
  • Seams left open at the ridge or the eave
  • Panel coating scratched down to bare metal

How the roof gets checked

  1. 1. Confirm what is up there

Hidden-fastener standing seam and exposed-fastener metal are different roofs with different problems. That comes first.

  2. 2. Check the seams and the ends

Ridge, eave and where panels end at a wall. Those details are where a metal roof leaks, not in the middle of a panel.

  3. 3. Check for movement

Metal grows and shrinks with temperature. Clips and fasteners have to let it move, or the panels deform.

  4. 4. Plan the flashing

Chimneys, skylights and walls need metal made to fit. That fabrication is most of the skill in a metal roof.

What changes the price

We do not post prices, because a roof nobody has looked at cannot be priced. These are the things that make the job bigger or smaller.

  • • Roof size, pitch and how many angles there are
  • • Panel material and coating you choose
  • • How much custom flashing has to be fabricated
  • • Whether the old roof comes off first and what is under it
  • • Snow guards or gutter changes

Questions homeowners ask

Is a metal roof loud in the rain?
Not the way people expect. Over a solid deck with underlayment it is much quieter than metal over open framing, like a barn.
Can metal go over my shingles?
Sometimes it is allowed. It also hides whatever is wrong under there. A roofer should tell you what is being covered up before you decide.
Will it dent from hail?
It can, depending on the metal thickness and the hail. Dents in a panel are usually cosmetic, unlike hail bruising on shingles.
Can I put it on just a porch?
Yes. Porch and addition roofs are a very common place for standing seam, especially where the slope is low.

Straight talk: We do not quote warranty years here. Coating and workmanship warranties come from the manufacturer and the installing roofer, in writing, for your job.
