Repair when the damage is in one area and the roof is otherwise sound. Replace when the roof is worn out everywhere or the wood underneath is going.
Four questions that decide it
You do not need to know roofing to work this out. You need honest answers to four things.
- How much of the roof is bad? One area, or all of it?
- How old is it? Most asphalt roofs are near the end somewhere past twenty years. Slate can run far longer.
- Is the wood deck under the shingles still solid, or soft and stained?
- How long are you staying? A repair buys years. A new roof resets the clock.
When repeated repairs stop making sense
One repair on a sound roof is smart money. The third repair in two years on a worn-out roof is throwing money away, because you are paying setup costs again and again on a roof that is failing everywhere.
Why we do not push replacement by default
Replacement is the bigger job, so some crews recommend it every time. If your roof is repairable, we will say so and show you the photos. You can always replace later. You cannot un-tear-off a roof that had years left.

A proper look tells you what failed and why, whether the deck is sound, whether the flashing is the real problem, and what each option costs in writing.
