Tri-State Roof Pros

Roof Repair in King of Prussia, PA

Most shingle roofs in King of Prussia do not leak because the shingles wore out. They leak at flashing, valleys, pipe boots and skylights. We find the real source and give you a written price.

Why people call us in King of Prussia

  • Ceiling stains or a drip after heavy rain
  • Missing or lifted shingles after wind
  • A pipe boot, skylight or vent that is leaking
  • A roof old enough that you want a straight answer on how much life is left

The roofs around here

King of Prussia mixes shingle homes with townhouses and a lot of commercial flat roofs. We handle both, and we tell you up front which kind of roof you actually have.

Repair or replace?

Repair when the damage is in one area and the wood underneath is solid. Replace when shingles are brittle across several slopes or the deck is soft. Either way you see the photos first.

What changes the price

We do not publish price ranges, because a made-up range helps nobody. These are what an estimate is actually built from.

  • How much of the roof is actually bad
  • How many old layers have to come off
  • Whether the wood deck underneath needs replacing
  • The material you choose
  • Chimneys, skylights, dormers and valleys, which all add labor
  • Permit and disposal
  • The number of skylights, vents and pipe boots involved

Questions from King of Prussia homeowners

How soon can somebody come out?

Usually within a few days. If water is coming in right now, call instead of using the form so we can move faster.

Do I need to be home?

Yes, please. We need attic access, and it is much better to go over what we found with you in person.

What should I do before the crew shows up?

Move cars off the driveway, keep pets inside, clear a path to the attic, and take down anything loose in the yard. We go over the rest when we book the date.

What the work looks like

Roof valley packed with wet leaves and pine needles holding water against the shingles
A packed valley holds water until it finds a way under the shingles
Water stains and dark streaks on the drywall around a skylight shaft
Skylight leaks stain the shaft first, not the glass

These are example photos of the kind of work described, not photos of a named customer's home. Local project stories go up once the homeowner and the roofing partner confirm them.

What to expect

Straight answers to the questions people ask before they book.

How soon can you come out?
For most inspections and estimates, within a few days. If water is coming into your house right now, call us — active leaks jump the line.
How long will the appointment take?
Plan on 45 minutes to an hour. We walk the roof, check the attic when we can, take photos, and sit down with you to go over what we found and the written price.
Do I need to be home?
Yes, plan to be there. Sometimes we need to get into the house or the attic to find the real source of a leak. Being home also means you hear the findings straight from us instead of a phone call later.
What if it rains on my job day?
We don't tear off a roof when there's a real chance of rain. We follow a rain-percentage rule: if the forecast shows a meaningful chance of rain during the day, we push the tear-off to the next good day. Nobody races a storm with a tarp on your house.

Before we come out

Please be home, and clear a path to the attic door if you have one.

This is the list for a full roof install day. You do not need any of it for an inspection.

  • Let your neighbors know the day before — ladders and a dumpster are easier when they expect it.
  • Move cars out of the driveway and off the street in front of the house.
  • Keep pets inside, and please clean up the yard first.
  • Trim bushes and shrubs back from the sides of the house so the crew isn't standing in them.
  • Take down yard decorations, statues, solar lights and anything fragile near the walls.
  • Clear a path to the attic or crawlspace — we may need to check underneath the roof.
