Roof Leak Repair

Ceiling stains, drips and damp attics all start small. We find the real source of the leak and fix it the right way.

  • Flashing, valley, vent and chimney repairs
  • Clear written price before work starts
  • Workmanship warranty on every repair

The stain on your ceiling is almost never under the hole. Water runs sideways along the wood until it finds a low spot to drop through. So the first job is finding where it really gets in.

Signs you may need this

  • A brown ring on the ceiling that grows after rain
  • Bubbling paint or a soft spot on drywall
  • Damp insulation or dark wood in the attic
  • A musty smell in one room
  • Drips near a chimney, skylight, vent pipe or where two roofs meet

How the visit goes

  1. 1. Inside first

The roofer starts where you see the water, then goes up into the attic when the house has access. Wet wood and stain trails show which way the water traveled.

  2. 2. Then the roof itself

The places water gets in are the joints: flashing at a chimney, a skylight, a valley, a pipe boot, a ridge vent, or an area where shingles are gone or cracked.

  3. 3. Photos of every spot

You see pictures of what is wrong instead of taking somebody's word for it.

  4. 4. A written price

What the repair covers, what it does not, and what is still unknown until the area is opened up.

What changes the price

We do not post prices, because a roof nobody has looked at cannot be priced. These are the things that make the job bigger or smaller.

  • • How many leak points there are, not just the one you can see
  • • Whether the wood deck under the shingles is rotted
  • • Whether flashing has to be cut into masonry
  • • How high and steep that part of the roof is
  • • Whether the ceiling or insulation inside needs work too

Questions homeowners ask

Can you fix a leak without replacing the whole roof?
Often yes, when the shingles still have life left and the problem is one joint or one area. If the roof is worn out everywhere, a patch just moves the next leak somewhere else.
Why does it only leak in heavy rain?
Some openings only let water in when rain is driven sideways by wind or when a valley or gutter backs up. That is normal and it does not mean the leak is imaginary.
Do I need to be home?
Please be home if you can. The roofer may need attic access, and it is much better to hear the findings in person and ask questions while the photos are open.
Can you tell me the cause over the phone?
No. Anybody who names your cause before looking at your roof is guessing. We will tell you what it usually is and then go find out what it actually is.

Straight talk: Some leaks take more than one visit to pin down, especially slow ones that only show in certain weather. If that happens, we say so instead of charging for guesses.

What to expect

Straight answers to the questions people ask before they book.

How soon can you come out?
For most inspections and estimates, within a few days. If water is coming into your house right now, call us — active leaks jump the line.
How long will the appointment take?
Plan on 45 minutes to an hour. We walk the roof, check the attic when we can, take photos, and sit down with you to go over what we found and the written price.
Do I need to be home?
Yes, plan to be there. Sometimes we need to get into the house or the attic to find the real source of a leak. Being home also means you hear the findings straight from us instead of a phone call later.
What if it rains on my job day?
We don't tear off a roof when there's a real chance of rain. We follow a rain-percentage rule: if the forecast shows a meaningful chance of rain during the day, we push the tear-off to the next good day. Nobody races a storm with a tarp on your house.

Before we come out

Please be home, and clear a path to the attic door if you have one.

This is the list for a full roof install day. You do not need any of it for an inspection.

  • Let your neighbors know the day before — ladders and a dumpster are easier when they expect it.
  • Move cars out of the driveway and off the street in front of the house.
  • Keep pets inside, and please clean up the yard first.
  • Trim bushes and shrubs back from the sides of the house so the crew isn't standing in them.
  • Take down yard decorations, statues, solar lights and anything fragile near the walls.
  • Clear a path to the attic or crawlspace — we may need to check underneath the roof.
