  • Leak detection on large flat roofs
  • EPDM, TPO and modified bitumen repair
  • Maintenance plans and condition reports
  • Work scheduled around your business hours

Commercial roofs are usually flat or nearly flat, and they leak in different places than a house: seams, drains, curbs around equipment, and edges.

Signs you may need this

  • Water stains on ceiling tiles inside
  • Standing water that never dries after rain
  • Open seams, blisters or patches on the membrane
  • Drains clogged or sitting higher than the water
  • Failed seals around rooftop units, vents or pipes

How the visit goes

  1. 1. Find the roof system

Rubber, TPO, modified bitumen or built-up. The material decides how it gets repaired and what it can be patched with.

  2. 2. Check drainage

Flat roofs fail where water sits. Drains, scuppers and low spots come first.

  3. 3. Check the penetrations

Every unit, pipe and curb on the roof is a hole that was sealed. Those seals are the usual leak source.

  4. 4. Report with photos

What is failing, where, how urgent, and options: repair the areas, recoat, or replace the system.

What changes the price

We do not post prices, because a roof nobody has looked at cannot be priced. These are the things that make the job bigger or smaller.

  • • Square footage and how cut up the roof is
  • • The existing system and whether it can be patched or recoated
  • • How much equipment is up there to work around
  • • Insulation that is soaked and has to come out
  • • Access: stairs, hatch or lift

Questions homeowners ask

Can you patch it instead of replacing it?
Often yes, when the failures are in a few places and the insulation underneath is still dry. Wet insulation changes the answer.
Do you work around business hours?
Scheduling gets worked out with you before anything starts. Noise, smell and access all matter for a building with people in it.
What about a warranty?
Warranty terms come from the manufacturer and the installing roofer, in writing. We do not quote warranty terms we have not confirmed for your job.
Can you handle a property with several buildings?
Tell us what you have and we will be straight with you about what the partner roofer can take on.

Straight talk: We do not list commercial clients or building names. Work like this stays private unless an owner says otherwise.

What to expect

Straight answers to the questions people ask before they book.

How soon can you come out?
For most inspections and estimates, within a few days. If water is coming into your house right now, call us — active leaks jump the line.
How long will the appointment take?
Plan on 45 minutes to an hour. We walk the roof, check the attic when we can, take photos, and sit down with you to go over what we found and the written price.
Do I need to be home?
Yes, plan to be there. Sometimes we need to get into the house or the attic to find the real source of a leak. Being home also means you hear the findings straight from us instead of a phone call later.
What if it rains on my job day?
We don't tear off a roof when there's a real chance of rain. We follow a rain-percentage rule: if the forecast shows a meaningful chance of rain during the day, we push the tear-off to the next good day. Nobody races a storm with a tarp on your house.

Before we come out

Please be home, and clear a path to the attic door if you have one.

This is the list for a full roof install day. You do not need any of it for an inspection.

  • Let your neighbors know the day before — ladders and a dumpster are easier when they expect it.
  • Move cars out of the driveway and off the street in front of the house.
  • Keep pets inside, and please clean up the yard first.
  • Trim bushes and shrubs back from the sides of the house so the crew isn't standing in them.
  • Take down yard decorations, statues, solar lights and anything fragile near the walls.
  • Clear a path to the attic or crawlspace — we may need to check underneath the roof.
