Flat and Low-Slope Roof Repair

Rowhouse roofs, porch roofs and additions. Flat roofs fail at seams and drains, so that is where we start.

  • Seam, drain and edge repair
  • Rubber, TPO and PVC membrane work
  • Ponding water and blister fixes
  • Full flat roof replacement when it is past repair

Flat roofs are not really flat. They are built to drain slowly, so anything that blocks or opens the surface turns into a leak.

Signs you may need this

  • Water that sits for days after rain
  • Bubbles or blisters in the surface
  • Seams lifting or opening
  • Cracks around a drain or a pipe
  • A stain inside on a porch ceiling or under an addition

How the visit goes

  1. 1. Identify the material

Rubber, TPO, rolled asphalt or an older built-up roof each get repaired differently. The wrong patch material peels back off.

  2. 2. Look at where water goes

Drains, edges and low spots. Ponding water finds every weak seam.

  3. 3. Check the penetrations

Vents, pipes, skylights and the wall edge where the flat roof meets the house.

  4. 4. Press for soft spots

Soft areas mean the insulation or wood underneath is wet. That part has to come out, not get covered over.

What changes the price

We do not post prices, because a roof nobody has looked at cannot be priced. These are the things that make the job bigger or smaller.

  • • How large the failing area is
  • • Whether the insulation or wood underneath is wet
  • • The existing material and how old it is
  • • Drain work or adding a new drain
  • • Getting equipment and material up to the roof

Questions homeowners ask

Can a flat roof be patched?
Yes, when the rest of the surface is sound and the material can be bonded to. A roof that is failing all over needs a plan, not a patch.
Is ponding water normal?
A little water after a storm is normal. Water still sitting days later is not, and that is where leaks start.
Do flat roofs need coating?
Some systems take a coating and it can help. A coating over wet insulation just traps the problem, so the roof gets checked first.
How long will the repair last?
That depends on the material, the age and how much of the roof is tired. The roofer will tell you plainly whether you are buying years or buying time.

Straight talk: We do not promise a number of years on a repair to an old flat roof. Where the honest answer is that it is near the end, that is what you will hear.

What to expect

Straight answers to the questions people ask before they book.

How soon can you come out?
For most inspections and estimates, within a few days. If water is coming into your house right now, call us — active leaks jump the line.
How long will the appointment take?
Plan on 45 minutes to an hour. We walk the roof, check the attic when we can, take photos, and sit down with you to go over what we found and the written price.
Do I need to be home?
Yes, plan to be there. Sometimes we need to get into the house or the attic to find the real source of a leak. Being home also means you hear the findings straight from us instead of a phone call later.
What if it rains on my job day?
We don't tear off a roof when there's a real chance of rain. We follow a rain-percentage rule: if the forecast shows a meaningful chance of rain during the day, we push the tear-off to the next good day. Nobody races a storm with a tarp on your house.

Before we come out

Please be home, and clear a path to the attic door if you have one.

This is the list for a full roof install day. You do not need any of it for an inspection.

  • Let your neighbors know the day before — ladders and a dumpster are easier when they expect it.
  • Move cars out of the driveway and off the street in front of the house.
  • Keep pets inside, and please clean up the yard first.
  • Trim bushes and shrubs back from the sides of the house so the crew isn't standing in them.
  • Take down yard decorations, statues, solar lights and anything fragile near the walls.
  • Clear a path to the attic or crawlspace — we may need to check underneath the roof.
