Free Roof Inspection
Not sure if you need a repair or a new roof? Get a free, no-pressure inspection with photos and a written estimate.

- Free, no obligation, no sales pressure
- Photos of every problem area
- Honest repair vs replacement answer
- Written estimate you can keep
An inspection answers one question: what shape is this roof actually in? You get photos and a plain explanation, whether the answer is nothing needed, a small repair, or a replacement.
Signs you may need this
- You just bought the house and do not know the roof's history
- The roof is old enough that you are wondering
- A storm came through and you want it checked
- You are seeing granules, curling or a small stain
- Someone knocked on your door and told you that you need a new roof
How the visit goes
1. Outside walk-around
The roofer looks at the roof from the ground first, then gets on it or on a ladder where it is safe.
2. The joints get the attention
Chimney, skylights, valleys, vents and the edges. That is where roofs leak, far more often than in the middle of a shingle field.
3. Attic when possible
From inside you can see water stains, daylight and damp insulation that the top side hides.
4. You hear the findings in person
Photos on a screen, in order, with what each one means and how urgent it is. You keep the photos.
What changes the price
We do not post prices, because a roof nobody has looked at cannot be priced. These are the things that make the job bigger or smaller.
- • The inspection itself is free
- • Any repair is priced separately and in writing
- • Nothing gets done the same day without your say-so
- • Steep or unsafe roofs may be checked from a ladder and from the attic instead of walked
- • Very tall or complicated homes can take longer
Questions homeowners ask
- Is it really free?
- Yes. The inspection and the photos cost nothing and you are not signing up for work by asking for one.
- Do I have to be home?
- Please be home if you can. Attic access helps a lot, and the findings make much more sense in person.
- What if nothing is wrong?
- Then you hear that. A roof with years left in it is a perfectly good answer and it happens often.
- How long does it take?
- Most homes take under an hour. Bigger or steeper roofs take longer, and the roofer will say when they arrive.
Straight talk: An inspection tells you about the roof on the day it is looked at. It is not a warranty and it cannot promise the roof will not leak later.
